<p>Primary mortgage insurance makes it possible for lenders to &#8220;cover their assets&#8221; so lending without it is risky. This is due to the return of appreciation to the market. 			<content:encoded><![CDATA[<p>The U.S. economy grew faster than initially thought in the fourth quarter as businesses drew down inventories at a much slower pace and boosted investment, a government report showed on Friday. Based on this good news, the Boise real estate market will be buoyed by the gains in economy.</p>
<p>With Gross Domestic Product growth projected at a satisfying 5.7%, based on Commerce Department data from the 4th quarter, but actually came in at 5.9%, surpassing many expectations. The latest numbers reflect the most rapid pace since midyear of 2003. In the third quarter alone the economy increased by another 2.2%. Adding these contributing factors in with local ones, will help stabilize the Boise real estate market.</p>
<p>Analysts polled by Reuters had forecast GDP, which measures total goods and services output within U.S. borders, growing at a 5.7% rate in the October-December period. While the economy rebounded strongly in the second half of 2009 from the worst downturn since the 1930s, data so far suggests the rapid rate of acceleration slowed somewhat in the first quarter of 2010. Even thought consumer spending and the housing markets were down, the fact that businesses increased investment in software and equipment helped add some steadiness to the economy and allowed business to liquidate bloated inventories. Being part of the fabric of the national economy, Boise real estate definitely had similar results.</p>
<p>Demand remains low as indicated by the reduction in actual growth of 1.9% from the projected growth of 2.2%, which reduced inventories and brought some balance back. Inventory values were adjusted down from $33.5 billion initially, to $16.9 in the fourth quarter. They dropped $139.2 billion in the July-September period. The Gross Domestic Product was increased by 3.88% simply by the difference in inventory in that quarter. This was the biggest percentage contribution since the fourth quarter of 1987. With so many suppliers eliminating excess inventory, builders in the Boise real estate market were helped out.</p>
<p>As a whole, the year 2009 featured the most dramatic decrease in GDP, at 2.4%, since the post World War II recovery of 1946. Toward the end of 2009, consumer spending had to be reduced from the projected 2% to 1.7% in consumer spending. Although offset soon afterward, the &#8220;cash for clunkers&#8221; program drove GDP, by stimulating consumption, up by a respectable 2.8%. A huge block of our economy normally comes from consumer spending, around 70%, but in the fourth quarter of 2009 it only added a minuscule 1.23%. In such a financial crisis, the Boise real estate market is not independent of the national trends.</p>
<p>With spending on commercial real estate heading down quickly, the fact that the growth happened at all was due mostly because of equipment purchases and investment in software necessary for business growth and improvement. Increases in business investment, from a projected 2.9% to a 6.5% actual pace helped out a lot. It had dropped 5.9% over the prior three-month period. With everyone watching the housing markets, projections of 5.7% were down graded to about 5% in the fourth quarter. With growth as high as 18.9%, the third quarter was a busy one. The fourth quarter closed out with imports and exports showing stronger growth than expected, and contributing a .3% gain for the GDP, according to data sources. As GDP indicates our national economic states, Boise real estate eagerly awaits is significant turn around.</p>

<p>Conducting photo tours in Costa Rica can be quite an experience because I never know what my group and I will encounter. Here is an entertaining event that occurred while we were traveling to one of our locations.</p>
<p>One of the pleasures of living in Costa Rica is that I can conduct Costa Rica Photo Tours for folks who want to visit and photograph exotic locations.  Indeed, one of the destinations on the tour is the beautiful Osa Peninsula, the &#8220;most biologically intense place&#8221; on earth according to the National Geographic Society.  We drive to this location through the little village of Ojochal, which is very close to my home.</p>
<p>Some Costa Ricans in rural communities have an unusual method of moving.  As one of my groups was passing through the village some folks started pointing to something ahead of us.  It was a fellow moving.  But, before telling you this story, let me give you a little background on this gentleman.</p>
<p>When we first moved to Costa Rica our only neighbours were Ticos (as Costa Ricans call themselves) and Senor Wilson (isn&#8217;t that Spanish or what?) brought us a house-warming gift of some flowering plants. It was quite humorous to see him standing at the top of our driveway holding some plants because, you see, he was too polite to come to our door without an invitation even though he was bearing a gift to welcome us. </p>
<p>After a sort of &#8220;conversation&#8221;, he in Spanish and my wife and I mostly in English, I realized that he wanted to give us the plants.  We were new in the community and this was a welcoming from the neighbours who live at least a hour walk up the mountain. Yep, walk.  No car.  Senor Wilson walked an hour just to deliver a gift.  Now, that is neighborly!</p>
<p>With the passage of time, Senor Wilson has given me flowering plants many times.  Often he stands there waiting to see where I will plant it. I would probably do the same thing if I lugged it down a mountain for an hour.  However, there are so many things to do that planting this gift is never one of my priorities.  Certainly,  I never thought that I would be tested on my ability to choose a location and plant something when I moved to Costa Rica from Canada.</p>
<p>A couple of days after Senor Wilson gave me plants one time, he came to the house with still another plant and visited while his two boys swam in the river by the house.  Of course, he asked me where I planted the others that he had brought the last time he came. </p>
<p>Oops! They were still in the pots on the terrace (these pots are certainly not decorative in any way as they are old aluminum kettles with drainage holes stabbed in the bottom of the pot with a machete).  When Senor Wilson saw that his previous gifts were still in the pots,  he decided he needed to plant the gifts he had given me since I apparently did not know how to do it. I hope you are getting an idea about what kind of fellow my neighbor is.</p>
<p>Now, back to my photography tour group and the day they met Wilson.   As we were driving along, we saw a man walking a horse.  It was neighbor Wilson.  What a sight!  The poor horse was carrying two huge, not big&#8211;huge,  white bags filled with clothes and household items.  To add insult to injury, Wilson had propped a broom between the bags so that its blue bristle appeared between the horse&#8217;s ears.  It looked just like the critter was wearing a bristle blue tiara!  Not a very macho horse, I must say.</p>
<p>Wilson, standing by the horse, was holding a bridle in one hand and a birdcage in the other.  A man, his birdcage, a horse, his crown.  Quite a sight! It was moving day in Costa Rica.</p>
<p>I started the conversation as usual with &#8220;Hola, que tal?&#8221;  &#8220;How are you?&#8221;  And then I asked if he was moving (only kidding).   But, sure enough,  the horse was neighbor Wilson&#8217;s version of a moving van.  I believe it is called a grass-eating 4 X 4. </p>
<p>He explained that he and his wife (who is a tiny little thing that looks about 14) were going to house-sit one of the B&amp;Bs whose owner went back to Germany for the rainy season. He also said that it would be easier for his wife and 3 kids to live there because it was closer to the pueblo as the B&amp;B is almost in the pueblo where the children would go to school. </p>
<p>I thought it rather strange that he was carrying the birdcage. One of the children could have carried the cage down on one of their previous journeys.</p>
<p>I guess carrying flowering plants and birdcages come under the same heading.  Wilson explained that the bird was young (parrot or parakeet, can&#8217;t really tell) and that it was very talkative.  As if to show off, the feathered pet suddenly started chattering.  Unfortunately, I had not yet mastered Spanish well enough to understand bird Spanish so I could not figure out what he was saying.  But, it did not matter to the bird.</p>
<p>You can imagine that my group was very excited about taking pictures of a crowned horse,  chattering bird, and Costa Rica family walking down a mountain, worldly possessions carried by their trusty steed.  Moving day in Costa Rica.  One never knows what one will see or experience on my photo tour of Costa Rica.</p>

<p>With luggage and camera gear packed in the van by 8 in the morning my new friends and I on my photography tour are off to our first destination, promising to be an outstanding adventure. The excitement is high with everyone getting to know each other and talking cameras and pictures on this their first day.</p>
<p>Arenal, an active Costa Rica volcano, is our destination but first there are a couple of photography stops along the way. We go first to the little Tico community of Sarchi where brightly colored, decorated oxen carts are made in an old water powered factory. The second stop is nearby Zarcero, which has, as its focal point, an old wooden church and a double row of lovely topiaries leading up to it. Many memory cards are filled just photographing these two places with the magnificent colours and patterns of Sarchi and the incredible shapes of the topiaries in Zarcero.</p>
<p>Luis, our driver, is very familiar with the many potholes that make Costa Rica famous, so he cautiously makes his way along the road while most everyone else, on 2 or 4 wheels, pass us by. The number of wannabe Formula One drivers in Costa Rica is staggering. There is even a bus driver who has been known to have passengers find religion and speak directly to God on his overland route.</p>
<p>After Sarchi and Zarcero we stop for lunch in La Fortuna and are now just a few miles from the lodge in Arenal. Upon leaving the main highway for the lodge we find ourselves traveling in, out, and around potholes. The rainy season ended about the beginning of December so many roads are still in very poor condition. Our road is unique because it was built out of crushed lava.</p>
<p>We round a curve and a come to a clearing at a river and there is Arenal Volcano! Most have never been face to face with a volcano before and it is truly an awesome sight to see, a perfectly shaped volcano. </p>
<p>We see that the peak of the cone is shrouded in puffy little white clouds against a cerulean sky. The sight is picture perfect and we stop and everyone quickly descends from the van in the process of attaching cameras to tripods. Some of us wade into the tropical river to capture the incredible image from a different perspective and others are shooting from the riverbank.</p>
<p>Who is to say how dangerous being this close to an active volcano can be? Fortunately, Arenal is very predictable and today is closely monitored so there is a very low risk of a serious, catastrophic, unexpected eruption. Only 1 km away from the base of the volcano and 2 km to the top of the cone is the lodge where we stay and without a doubt any activity attracts the attention of everyone.</p>
<p>Getting settled in while we are unpacking mighty Arenal speaks! It roars as smoke and gas billow hundreds of feet into the sky and we hear the rocks tumbling down the slopes. The Mantled Howler monkeys are extremely vocal following the eruption, however, we do not know if this is in protest of the roar or if they are just responding to its call. </p>
<p>While sitting in the lodge dining room enjoying our dinner Arenal speaks again. Everyone had been told of the many photo opportunities in Costa Rica but who would imagine eating dinner and having something like this happen? And this was only our first day of the tour!</p>
<p>The next two nights are without much sleep since we find comfortable chairs in the common area of the lodge just outside our rooms and we mount our cameras on tripods attaching cable releases. Since I had already been to Arenal many times I had chosen to use an 80-200mm lens set at 80mm and an aperture of f8, the camera shutter set at &#8220;B&#8221; for time exposure. </p>
<p>The activity of the small flare-ups at the cone and the lava flowing down the opposite side makes me think that a time exposure of more than 20 minutes could produce an ugly yellow blob of light and if there are no eruptions after this time I will close the shutter and start another exposure. In using a cable release the exposures are perfectly sharp and Arenal cooperates by putting on quite a display while we are there. </p>
<p>Arenal is the first adventure in Costa Rica for my photo group. With another eight days of photography everybody is looking forward to the next destination that is going to be just as exciting.</p>

<p>Jaco is a small, vibrant town in Costa Rica and a very popular place for students wanting some fun during spring break or summer vacation. But, not just students. Today, tourists from around the world visit Jaco year-round, though December to May are considered &#8220;high season&#8221; (the most people, the highest accommodation costs). Whatever month you want to visit, the Jaco area is the place to go for sun, great beaches and activities.</p>
<p>About a two hour drive from San Jose, this bustling town sits on the Central Pacific Coast of Costa Rica. For many years, it has been one the most popular beaches in Costa Rica, in large part because of its nightlife. Its reputation as a fantastic &#8220;party beach&#8221; is now well known.</p>
<p>Only about half a dozen years ago, Jaco was still pretty laid back and quaint. Not so much anymore. With tourists came more bars, restaurants, and shopping centers. They were followed by developers: more hotels, more resorts, and now towering high rises. But, the beaches remain&#8212;and they are still spectacular.</p>
<p>The costs of vacationing in Jaco match any budget. Today, you&#8217;ll find accommodations catering to the most well-heeled all the way down to those economy budgets (think hostels with cold water&#8212;but cheap)! And, of course, there is no lack of choice for eating, partying, or sleeping. You&#8217;ll also find those ubiquitous tourist traps where you can shop for that special gift for your (jealous) friends and family who couldn&#8217;t make the trip.</p>
<p>Though the beach directly in front of Jaco (Jaco Beach) has been very popular for many years, it is surpassed by nearby beaches (literally just a couple of miles/kilometers away). These beaches have fewer people and are some of the most ecologically pure in all of the world, bearing Blue Flag certifications for cleanliness. In particular, I recommend spectacular Hermosa Beach, just a couple of miles from Jaco. It is pristine and has some of the best surfing on the planet. In fact, in late July professional surfers from more than 35 countries are going to descend upon Hermosa in the days for world surfing championships&#8212;and party at night in Jaco.</p>
<p>There are dozens of different things to do and innumerable places to visit close at hand. Costa Rica is tiny but filled with interesting places and activities. Go whitewater rafting or learn to sea kayak. Take a horseback ride along the beach or through the mountains (if you&#8217;re into extreme riding, you can literally ride across Costa Rica from the Pacific to the Caribbean). Visit volcanoes, sit in volcanic hot springs, try rappelling in tropical mountains, go ballooning. Or just sit back and enjoy the great ocean views and beautiful, romantic sunsets. But, take care when swimming. Some of the beaches, wonderful for surfing, can be dangerous for swimming because of riptides. There are no lifeguards&#8212;and no warning signs&#8212;so ask if it is safe to swim before jumping in.</p>
<p>And, if you exhaust all the other activities (probably pretty difficult), don&#8217;t forget that you can also experience great off shore fishing. The warm, tropical waters are alive with marlin, tuna, sailfish, porpoises, dozens of other varieties, and often whales. But, whatever your tastes, Jaco is definitely a wonderful place to take your vacation.</p>
<p>Christopher Columbus discovered and named Costa Rica 500 years ago, yet every day people discover new wonders while visiting this marvelous country. Though it makes up only about 1/10,000 of the land surface of the planet, there are more species of butterflies here than on the entire continent of Africa combined! One-fifth of every species of plant and animal on earth is here.</p>

<p>If you were asked to pick the place with the highest satisfaction of life and happiness, where would you choose? Hint: Disneyworld which claims to be the &#8220;happiest place on earth&#8221; did not make the finals (or the list for that matter). It is officially tiny Costa Rica, winner of the Happy Planet Index as the most satisfying place to live in the world.</p>
<p>The Index measures three things: high life expectancy, high life satisfaction, and a low ecological footprint. 143 countries were rated, representing 99 per cent of the world&#8217;s population, and Costa Rica came out on top&#8212;by a lot.</p>
<p>Essentially, the Index asked three questions: 1. Where are the places with the world&#8217;s longest life expectancy ( premise: it is better to live longer than die young)? 2. During one&#8217;s lifetime, where are people most satisfied with the quality of their life (premise: living longer but miserably is not very satisfying)? 3. What is the cost to the world&#8217;s resources (premise: sustainable development is better than exhausting resources)?</p>
<p>Most folks probably think the wealthiest nations will rank at the top of the list but they would be surprised. The richest, most developed nations fall somewhere in the middle of the Index. The highest-ranking Western nation is the Netherlands &#8211; 43rd out of 143. The United Kingdom places 74th and the United States is a long way back in 114th place.</p>
<p>The difference between Costa Rica and the USA is striking. Costa Ricans live longer than Americans (health care is nationalized, nearly free, and universal in Costa Rica), report much higher levels of life satisfaction (they are very happy with their life), and yet have a carbon footprint which is less than a quarter the size of the States.</p>
<p>It is no accident that Costa Rica is at the top of the rankings The country is committed to sustainable development. While the Western world, China and India are committed to relying upon nonrenewable, nonsustainable resources (think oil) that are exhausting the planet&#8217;s resources and contributing to serious global pollution and warming, 99% of Costa Rica&#8217;s energy is completely renewable and sustainable. As developed countries dither about how to address power needs and meet the challenges of pollution and global warming, tiny Costa Rica has taken action. More than two decades ago, at a time when so many other countries were cutting and burning their forests, Costa Rica decided to go the opposite direction and now there are 20% more forested areas. Presciently, it has long denied oil drilling off its shores, choosing sustainability over exhaustion. And, in 2007 it became the first country to commit to being completely carbon neutral by 2021.</p>
<p>Despite the fact that Costa Rica&#8217;s per capita income is only about $11,000, it has demonstrated that wealth does not equate with happiness or satisfaction in life. Other countries should be so intelligent.</p>

<p>In formal weddings, the instrumental music is often provided using an organ or a piano. These instruments are used to play the traditional wedding march and recessional and to accompany any singers in the service.</p>
<p>In less traditional settings, this music may be provided by a recording or using another instrument. In fact, in less formal weddings the traditional processional and recessional music may not be used at all.</p>
<p>Many couples choose a band for the reception. The band can provide dance music for the entertainment of the guests. You will want to determine the length of the reception before contracting with the band.</p>
<p>Instead of live musicians, many couples today choose a DJ to provide the music for the service and or the reception. Mobile DJs often have access to all the sound equipment needed for either an indoor or outdoor wedding and play a large variety of music. This helps to meet everyone&#8217;s tastes.</p>
<p>Before choosing a musician or a DJ, it is a great idea to have heard them in action. You do not want to pay someone that is going to cause you special wedding day to be anything less than perfect. In addition, you should ask for and check references. If you have friends that have recently had a wedding, you might consider asking if they would recommend the musicians from their wedding.</p>
<p>Wedding musicians are important in setting the mood and atmosphere for the ceremony and for the reception. If you choose the correct musicians, your day will go smoother.</p>

<p>If you are a history buff Hawaii&#8217;s Big Island is would be a paradise for you, with the history alone you could get lost. If you will be visiting the Hawaii, you will have to you will have to try to hula one of their ancient dances. The culture of Hawaii is very mixed and includes people from Hawaiian, Mexican and Portuguese descent. Be sure to visit Puukohola Helau a sacred spot thaqt was build around the turn of the 18th century as an offering for the gods.</p>
<p>Maui will offer you an array of culture and historical attractions that will give you unforgettable memories with the town of Lahaina giving you timeless charm along with its many historic sights. It will take you back to the days when the town was an important whaling site. Its railroad will ride you back in Lahaina&#8217;s romantic history to its plantation past. It is an island dressed in nature&#8217;s finest and has many surprises in store for your first visit there.</p>
<p>Kauai, as with the island of Maui, offers a lot of different beautiful attractions for visitors. It is though that one of the very first people to visit the island, happened to be all the way back in 500 A.D. From Kauai&#8217;s rich historical attractions, one of the sights you can&#8217;t miss is the Kauai Museum, which has artifacts from 1778 when Captain James Cook first landed on the island. From botanical gardens to luau&#8217;s, Kauai has a lot to offer its guests when visiting the island.</p>
<p>If you visit the island of Oahu, you will find a feast of history with its museums, temples, and cultural centers. It is a history buff&#8217;s paradise. Stroll through Chinatown to see a turn of the century architectural display. Or ride the trolley through Waikiki and see their historical hotels. Wherever you go in Hawaii, you will witness a part of history and what a colorful history it is! You will walk away with a new perspective on how these people lived in the past and how they have settled into the present and have still kept their history close to their heart.</p>
