Learning about NLP has been one of the most influential educational experiences of my life. It helped me to achieve great gains in my career and also helped inspire me to start my own business as a life coach and hypnotherapist.</p>
<p>So I&#8217;m proud of what I&#8217;ve been able to accomplish with the help of NLP training, but I think there are a lot of misconceptions that people might have regarding NLP and what it entails. If you&#8217;re interested in learning more about NLP, then where should you start? What is NLP, and what &#8220;type&#8221; of NLP is really right for you?</p>
<p>What is NLP? Neuro-Linguistic Programming (NLP) is a rapidly growing field of study, based on psychological principles and scientific research into how the human mind works, that is assisting us to understand communication, human interactions and personal development in unique ways. NLP is used in a variety of professional disciplines including counseling, life coaching, hypnotherapy, massage therapy and sales &#8211; any kind of work that is involved with improving human performance, enhancing communication and creating more productive human interactions.</p>
<p>Is NLP manipulative or deceptive? Not if you work with an effective, ethical NLP trainer. The truth is, NLP is simply a way to improve your personal communication skills. NLP can give you an expanded awareness of how you communicate, how people respond to you, and how you can gain more control over your subconscious communications and influences on other people. Just like learning how to make eye contact and give a firm handshake, NLP training can help you to improve your personal presentation and cultivate better rapport with the people you meet. Some of these trainers have a rather deceptive, dubious tone to their marketing &#8211; it&#8217;s like they&#8217;re promising to give you magical shortcuts. Be skeptical of those types of claims. NLP can make a big difference in your life, but it&#8217;s not &#8220;hocus pocus.&#8221; Just like any other self-improvement activity, you have to put in the time and the effort to really get good at it! Look for a certified NLP trainer who can prove that he/she is accredited from a reputable NLP training institute. Most of all, you need to trust your gut instincts. If someone doesn&#8217;t seem like they&#8217;re &#8220;on the level,&#8221; or you don&#8217;t quite trust them or don&#8217;t feel like their style of NLP practice is right for you, go check out some other NLP trainer.</p>

<p>This latest recession/depression has put a big hurt on real estate agents and brokers. With home sales down many agents are not selling as much as they used to. Life on easy street has changed for many of them.</p>
<p>What does a real estate agent make on the sale of a house? There are two types of real estate agents, listing agents an selling agents. The listing agent is the one who you sign the listing contract with, and they market your home. The selling agent is the one who finds the buyer. Most times, it&#8217;s two different people, but occasionally it&#8217;s the same person. The split between the two agents is usually 50% each, and then they have to share half of that with their managing broker. Here&#8217;s how the numbers work out on a $250,000 home sale. The usual commission is 7% of the sales price, or $17,500. So, the listing agent and selling agent each get $8750, of which they each have to give half to their broker, keeping $4375 for themselves. They make double if they&#8217;re both the listing and selling agent. One sale a week (at $4375) equals $227,500 a year! There&#8217;s room for negotiation in that kind of fee schedule.</p>
<p>How to find an agent that will negotiate their commission. Large real estate agencies typically do not like to discount their fees. The best bets are the smaller, independent real estate agencies. They can make the decision themselves without having to get permission from the home office.</p>
<p>Start making a list from the internet or yellow pages of all the local real estate agents in the area. Then get on the phone and ask them a few questions, such as: &#8220;How long have you been selling real estate?&#8221; &#8220;How many houses do you sell a year?&#8221; &#8220;What is the average length of time it takes you to sell a home in my neighborhood?&#8221;</p>
<p>By asking these questions, you&#8217;re letting the agent know that you&#8217;re qualifying them over the phone, and that you&#8217;re in charge.</p>
<p>Ask them directly if they will lower their commission. If they hesitate or say &#8220;no&#8221;, thank them for their time and call the next agent on the list.</p>
<p>If their response is a &#8220;yes&#8221; or a &#8220;maybe&#8221;, let them know you&#8217;ll be conducting face-to-face interviews in the next week. Get their cell phone number, so you&#8217;ll be able to reach them easily.</p>
<p>When you call them back, give them your address, and ask them to prepare a marketing plan for your property, along with a proposed commission rate.</p>
<p>Most real estate agents will try to get you to sign a contract on the spot. Don&#8217;t let them pressure you. Be honest, and let them know you&#8217;re still interviewing agents. If someone else has offered a lower commission let them know.</p>
<p>It&#8217;s ok to go back and forth negotiating with agents on a commission rate. They&#8217;re used to negotiating, just not with their inflated commissions! <p>1. Access To Attic &#8211; When the attic access has been found, the home inspector will report on the condition of the attic door and the attic ladder. The home inspector will also report on whether the attic ladder works properly and is safe to operate.</p>
<p>2. Insulation &#8211; Inside the attic the home inspector will document the kind of insulation present and the approximate depth of the insulation. Insulation comes in various forms, the two most popular being roll fiberglass or blown insulation. The home inspector will also determine if the insulation is relatively even or if bare spots exist. Covered attic areas will be documented as not visible.</p>
<p>3. Ventilation &#8211; Attics should have a minimum of two ventilation sources. Ventilation sources include soffit vents, gable vents, ridge vents, and roof vents. Here is a description of each vent type.</p>
<p>Soffit vents are located in the eaves. If a home has soffit vents, daylight should be visible from the eaves. With soffit vents, baffles should be installed that maintain the air space and hold back the blown insulation.</p>
<p>Gable vents are placed inside the exterior wall directly under the eaves on the gable roof. Screens are installed to prevent any birds or bats from nesting inside the attic.</p>
<p>Ridge vents are placed along the peak of the roof above the ridge beam. These are normally seen along hip roofs.</p>
<p>Roof vents or fans are installed through the roof sheathing in between the rafters on the sloped portion of the roof. These are generally installed along the back portion of the roof for cosmetic reasons.</p>
<p>The two sources of ventilation should be from two different sources. For example, a gable roof will likely have both gable and soffit vents. A hip roof will likely have ridge and soffit vents. Complicated roof configurations will likely have multiple vent sources.</p>
<p>4. Structure &#8211; The roof should not have any loose, broken, or cut framing members. The home inspector will also comment on the condition of the roof sheathing.</p>
<p>5. Leaks &#8211; While inspecting the roof sheathing, the home inspector will be looking for signs of leaks around all chimneys, roof penetrations, and vents.</p>
<p>The home inspector doesn&#8217;t have to inspect any attic spaces where the head room is less than three feet high. The home inspector doesn&#8217;t have to inspect any attic spaces where hazardous material is present like mold.</p>

<p>1. Roof Style &#8211; The inspector will determine and report what type of roof system is installed on the home. There are many types like hip, gable, shed, etc.</p>
<p>2. Roof Covering &#8211; The roof covering refers to the outer material that is installed over the roof sheathing. Types of roof covering include asphalt, wood shake, standing metal seam, slate, concrete tile, etc. Each component has an estimated lifespan and the inspector will likely estimate the remaining life of the roof provided proper maintenance is performed. This figure is only an estimate is usually based on the current condition of the material and the age of the roof.</p>
<p>3. Visible Flashing &#8211; The visible flashing is defined as the flashing material that is visible without having to remove the roof covering. Many times the flashing may not be visible. If it is not visible, the inspector will comment in the report that the flashing was not visible or not inspected.</p>
<p>4. Roof Penetrations &#8211; Plumbing sacks, gas vents, and roof vents are referred to as roof penetrations because a hole is cut through the roof to allow access to the exterior from the attic. These areas will have flashing or rubber boots around them to prevent roof leaking. Generally any leaking can be determined by the condition of the roof sheathing from inside the attic.</p>
<p>5. Chimneys &#8211; The inspector will comment as to if a chimney is present or not. If present, the inspector will comment on the condition of the chimney, if it extends the proper height from the roof, how it is flashed, and the condition of the flashing.</p>
<p>6. Skylights &#8211; The inspector will make a comment about whether skylights are present or not. If present he will examine the flashing around the skylight to determine is there is any leaking.</p>
<p>7. Gutters and Downspouts &#8211; If the home has had gutters and downspouts installed, the inspector will determine if they have been installed correctly, are secure to the house, and are not clogged from debris.</p>

<p>Many inspectors inspect the roof from the ground with binoculars, from the eave with a ladder, or through a window in a dormer. Most insurance companies prohibit inspectors from walking on the roof due to liability reasons.</p>

<p>1. Panel Boxes &#8211; The home inspector will inspect the panel and auxiliary boxes for defects. The inspector will also determine if the boxes use breakers or fuses, find the location of the main disconnect, and determine what amps the panel box runs.</p>
<p>2. Wiring and Conductors &#8211; During the visible examination, the home inspector will identify the type of branch wiring and conductors used to provide power the light fixtures, switches, and outlets. Any defects such as grounding or double taps will be identified in the home inspection report.</p>
<p>3. Service To The Home &#8211; There are two types of service to the home, overhead and underground. The inspection report will outline which service type the home has and if any problems exist.</p>
<p>4. Grounding Wire &#8211; The grounding wire is used to ground the electrical system for the house. This is usually located near the meter base. The inspection report will report where the grounding wire is located if visible. In some instances the wire may not be visible due to being inside conduit.</p>
<p>5. Electrical Switches, Fixtures and Outlets &#8211; The home inspector will test some of the receptacles in the home with an tester to affirm they are grounded right. The home inspector will turn on the light fixtures at the electric switch. If a light fixture does not turn on when the switch is on a note will be made in the home inspection report.</p>
<p>6. GFCI &#8211; Ground Fault Circuit Interrupter &#8211; Newer homes and homes that have had the electrical redone will have GFCI breakers and outlets installed. Common areas where GFCI protection should be is in the garage, exterior, kitchen, bathrooms, and any other areas in the home susceptible to water. The home inspector will test these outlets to verify they are functioning properly and document their locations.</p>
<p>7. Smoke Detectors &#8211; The home inspector will determine if smoke detectors are present in the home and garage.</p>
<p>The home inspection is designed to give you a general idea of condition the home is in. As with everything, findings are dependent on what is going on at the time of inspection and has some limitations. For safety reasons the following limitations generally will apply:</p>
<p>1. Do not insert metal tools or testing devices into any main or auxiliary electrical panels.</p>
<p>2. Engage an electrical system or branch circuits that are not on at the time of inspection.</p>
<p>3. Not to move furniture, equipment or appliances to gain access electrical components.</p>

			<content:encoded><![CDATA[<p>One of the main things that a home inspector will look at during a home inspection is the foundation. Here is some information on what the home inspector when examining the foundation.</p>
<p>The first thing the inspector will have to do is determine the type of foundation the home has. There are three types of foundations: the basement, crawl space, and concrete slab.</p>
<p>The basement is sometimes tricky to inspect and is dependent on if the basement is finished or not. The inspector will evaluate the condition of the floor and if there are any visible signs of moisture like staining of the concrete, cupping of the wood, or staining of the carpet.</p>
<p>While in the basement, the inspector will also look at the walls and trim for signs of moisture intrusion from the basement walls. The inspector will also examine any exposed framing, electrical switches, outlets, or panels, plumbing pipes, and any mechanical devices such as water heaters and HVAC systems. The inspector will also report on the existence and condition of a sump pump.</p>
<p>If the home has a crawl space, the inspector is not required to inspect it if the head space is less than 18 inches in height. If the inspector can not evaluate the crawl space due to height restrictions they are required to report it within the report.</p>
<p>The home inspector will be looking at several things while under the house. The main thing the inspector is trying to determine is if there is moisture present and is there any damage to the support system and floor structure. Some of the items the inspector will look at include: the piers, floor joists, outside sill plate, foundation wall, and any other items present like the plumbing, ductwork, and insulation.</p>
<p>When the home has a concrete slab, it can only be inspected from the exterior, unless the interior has not been floored yet. On the exterior the home inspector will be looking to see if there are cracks present in the concrete slab and if the ground around the slab is sloped away from the home.</p>

<p>Every home is different. Some houses also have a combination of two or even all three types of foundations based on the terrain the home in built on. Fully discuss the foundation with the inspector before they visit the home so that they are fully prepared for the inspection.</p>
